Could Buffalo be Considered as a World Cup of Hockey Host?

The World Cup of Hockey will be returning. After a ten-year absence, the tournament will officially return in 2016. Per Pierre LeBrun’s report, it’s simply a matter of ironing out the final details of the agreement before making a formal announcement.

Re-instituting the World Cup could mean any number of things with some wondering if it means the league is bracing for a divorce from Olympic participation. Further, the timing of the tournament itself will likely fall prior to the regular season, which should ensure full participation of the world’s best players.

One advantage this tournament gives the league is greater control over the product being produced. Hand-picked venues avoid the time zone constraints created by many Olympic host cities (a primary concern regarding the next two Winter Games). The 2004 event saw games played in Toronto, Montreal, St. Paul, Helsinki, Stockholm, Cologne and Prague. Most of those venues also served the 1996 World Cup.

The 2016 event offers the league and the event’s organizers an chance to showcase another group of cities around the world and I have to wonder if Buffalo earns consideration as a host city. Continue reading

Connecting the dots between Hofbrauhaus and Canalside

It’s been a long time since this much news has come out about Canalside in such a short period of time. Aside from one small announcement that ECHDC will be waiting to develop the north portion of the Aud Block it’s been all great news for the epicenter of Buffalo’s waterfront development.

The building on the right will be bringing a beer garden to Canalside within the next year and it might just be the home of the previously announced Hofbrauhaus.

Today’s news included a report that Pizza Plant will be occupying the ground floor retail space in One Canalside and adding another food and entertainment option to the area around Canalside and the arena. The best part of that news is that there’s potential to see Pizza Plant open and operating right around the same time that HARBORCENTER and (716) open their doors.

Another report indicated that Pizza Plant and (716) will have company along Washington Street as Benderson has begun to work on developing a yet to be unnamed beer garden for the South Block. The Buffalo News report says the beer garden is at least a year away, which would probably slate it for a late-2015 opening. Continue reading

Canalside wouldn’t be the only beneficiary of the Skyway’s removal

Run down a list of synonyms for eyesore and you’re bound to check off a number of phrases used to describe Buffalo’s Skyway. The elevated roadway has been the subject of debate for the last number of years as the clamor to bring it down continues to grow louder.

skyway mainThe arguments for its removal are obvious and well documented. It’s an antiquated roadway that not only causes headaches each year (due to its lack of shoulders) but now stands as a barrier against waterfront development in Buffalo as the roadway’s supports stand in the middle of prime space in the Outer Harbor and Canalside neighborhood. Plans to, at the very least, introduce an at-grade harbor bridge are moving along (slowly) with the goal being to provide a better alternative to using the Skyway for travelers on Route 5.

While the Skyway’s replacement is still at least two, if not three years away, it’s time to take serious action towards removing the Skyway as well.

Among the areas that will benefit most from removing the Skyway will be Canalside, as the parcels along the Central Wharf will be completely free for development as opposed to how they appear today. However, the corner of Pearl and Seneca Streets will also see a massive amount of space open up thanks to the removal of the ramp connecting the Skyway to the 190. Three areas on Pearl St. along with another that runs along Perry Blvd. will be open for business after previously sitting relatively dormant under the Skyway.

These blocks could serve as an extension of Canalside and bridge the growing district with the downtown core. Without any specific residential plans set for the area around Canalside at this point, these blocks – particularly the current parking lot across from Pearl St. – could be developed as residential infill to continue to draw permanent residents to this portion of the city. NFTA can keep pace with Canalside development with a minor alteration

Progress at Canalside is expected to be in high gear this summer as HARBORcenter continues to rise at a breakneck pace and construction on the faux canals should recommence now that Pike has taken over. One Canalside is almost fully open for business and the entertainment district is truly taking shape.

While the grassy, empty parcels wait for private investors to dive in, another opportunity continues to be missed as the Metro Rail trains cruise through each day.

Use this as a guide, not a template for the idea I’m floating.

The hideous red arch that spanned the rail line was taken down last year and additional work on the former Aud Station has taken place lately as the NFTA took the necessary steps to bring the rail line and stations up to par around the burgeoning district. However, there’s so much more they could be doing.

As the project to return cars to Main Street continues to inch towards the waterfront, the NFTA is seeing major changes made to the antiquated décor that surrounds each of their stations in the free zone. However, slapping a fresh coat of paint on the current Erie Canal Harbor Station is simply lipstick on a pig. Continue reading

Pipe Dream: Altering the FNC pavilion

As HARBORcenter continues to grow, the encroachment upon the front door of First Niagara Center is becoming more and more apparent. One of the most significantly altered spaces of the 18-year old arena will be the pavilion.

The grand entrance atrium was a hallmark of the design of the arena when it was originally introduced as Crossroads Arena. Having a main front door and entryway to an arena was a design feature that wasn’t regularly utilized in pro sports. It made the new home of the Sabres unique from many of its NHL counterparts. Now, with the skybridge connecting HARBORcenter and First Niagara Center, the look and functionality of the atrium will be significantly altered.

Based on the renderings and seeing how the façade of the arena will be affected by HARBORcenter, the original design and look of the atrium will be almost entirely compromised. While it would certainly be costly, there is now an opportunity change the outward appearance of the arena’s front door while also improving the design aesthetic of the arena so it fits better with its new neighbor.

The way that HARBORcenter and First Niagara Center come together has a somewhat awkward look when you look at the height and design of the pavilion and how the skybridge works into it. Additionally, the height of HARBORcenter’s rinks serves to affect the look of the pavilion. Why not alter the façade of the pavilion in order to allow for the two buildings to join together in a less awkward manner? By extending a redesign onto the other side of the pavilion to extend down to the Alumni Plaza, the front of the arena would not only get a visual upgrade but would also create a uniform look with HARBORcenter.

A simple glass façade would not only be the easiest but would also provide a nice visual upgrade. However, the lower levels of HARBORcenter, particularly the skybridge is brick which would likely clash with an all-glass look for the arena. Continue reading

Despite obstructionist claims, HARBORcenter will be an asset

You simply cannot have nice things if you live in Buffalo. I’ve only been around for 27 years and my interest in downtown development is far shorter than that. But I’ve seen enough to know that we simply cannot have nice things.

After winning a RFP process that only had two submissions, the Buffalo Sabres are preparing to break ground on a massive new development that will bring a brand-new hotel, twin rink and parking facility to the foot of the city’s new waterfront district alongside the preexisting arena district.

Multiple entrances and attractions certainly add up to a barrier, no?

Apparently this just isn’t historic enough for some people. Maybe Clinton DeWitt tossed a handkerchief out on this site when he wedded the waters or maybe a member of the Cotter family placed their outhouse on the northeast corner of the Webster Block back in 1847. Who knows? All that matters is protecting the historic integrity of the city and obstructing any project that looks, smells or sounds progressive.Tim Tielman’s complaints about the HARBORcenter project aren’t just obnoxious – as is common practice for him – they’re downright maniacal. To say that this dynamic project designed to draw people to the center of Buffalo’s newest entertainment district on a year-round basis is going to cut the city off from the waterfront is asinine. The gall of constructing a multi-level parking structure that can house a vast majority of Thursday at the Harbor fans along with those patronizing the ground floor retail of this building is beyond ignorant. How could the Sabres and city perpetuate such nonsense?

Just imagine what this lot could be if Tielman and his placemaking, crowdsourced gang of nincompoops got their hands on it. We could celebrate with temporary tents, functional lawns and deck chairs as far as the eye could see.

HARBORcenter isn’t just a hockey complex. It is a multifaceted addition to a burgeoning portion of the city. If anything, Tielman is completely contradicting the nature and scope of this very project.

Canalside should piggyback on Perry Street proposal

The proposed Perry Street streetscape project really got some wheels turning for me. The proposed improvements will not only directly impact the businesses in the Cobblestone District, but it will serve as an aesthetically pleasing entryway to the Ohio St. corridor and, more importantly, Canalside.

Take this logo, illuminate it and place it at the front door of Canalside.

A point made in my post on the Perry St. proposal included the need for Canalside to eventually get permanent, significantly eye-catching signage for the district once the major construction projects are completed. While there is no doubt of where you are upon arrival to the neighborhood, replacing some of the temporary banners with permanent and dynamic signage should be first on ECHDC’s to-do list. Dynamic Perry Street project should be fast tracked

A super group of business entities that occupy various areas around Canalside and the Cobblestone District have joined forces in hopes of adding streetscape improvements to Perry Street and the area around Canalside.

As reported by Buffalo Rising, Seneca Gaming, the Sabres, Savarino Companies and HSBC have all voiced support of a project that will connect Canalside with its neighbors around the larger arena and entertainment district with an impressive set of streetscape upgrades.

From the Buffalo Rising report:

The primary goal of the project is to enhance the visual appeal and experience of the corridor and to link the areas entertainment and retail connections. Design highlights:

  • Widen the pedestrian corridors by shifting parking away from the sidewalk in some locations and using unique and sculptural screening elements to buffer the lots. The screening elements would be reminiscent of the area’s industrial past.
  • Provide unique and consistent catenary street lighting to visually reinforce linkages between destinations.
  • Use artistic lighting accents and aerial lighting canopies over crosswalks to highlight key nodes.
  • Install curving and colorful pavement design to evoke a waterfront theme and allow for seating opportunities, landscape buffer treatments and trees.
  • Plant a double rows of trees on each side of the street to create a canopied walkway with permeable concrete and structural soils beneath to establish desirable growing conditions.
  • Use cobblestone materials for benches, planter curbs, and other features to unify the look of the street with the rest of the Cobblestone District.
  • Improve street aesthetics and safety with new safe pedestrian crossings, line-striped crosswalks, and pavement overlays, including well-defined and buffered bicycle lanes.
  • Utilize wayfinding signage to provide directions to pedestrians, drivers and cyclers. Continue reading

Change to Canalside parcel isn’t all bad

A few weeks ago ECHDC made an announcement that appeared to be a significant scale back of a portion of the Canalside development. They have since clarified their stance on the portion of land that makes up the space immediately south of One Canalside and the development parcel known as the “South Block”.

The original reportspointed to a plan that would not only minimize the water element of the parcel, but eliminate the potential for development of the South Block. However, ECHDC stepped up and clarified their stance, pointing to a re-worked plan for the area more so than an overhaul.

The circle indicates the next portion of Canalside that will be constructed.

On Friday, Buffalo Rising came forward with more details on the project and how it will come together. The canal will indeed be scaled back to more of a shallow reflecting pool on a canal path. However, there will be elements added to the canal path that will alter the way it will look.Rather than to simply toss in another historically aligned, but ultimately faux canal, the majority of the canal will be covered with a paved tree grove with only a portion of the canal pool being exposed. As BRO details, channels will run through the grove so that the water will still be visible.

When ECHDC clarified some of their planning for this, Tom Dee explained that he saw this as becoming a very cool place that people will want to hang out in. I have to say that I agree. While I originally bemoaned the thought of another piece of the master plan being significantly scaled back, I now feel that this will be addition by addition. I’d say addition by subtraction, but this is actually adding quite a bit more to the space.

The addition of the tree grove and paved portion of the canal should actually serve as a far more effective link between Washington St. and the rest of Canalside. In addition, it will also confine the potential pitfalls of not building One Canalside out to the curb. Rather than the space between One Canalside, the South Block, Washington and Main being relatively sparse; this will actually add a bit more density and should also give more of a reason for people to mingle. Plans floated for waterfront stadium

Don’t get too excited about the pretty picture of the proposed stadium project for the Outer Harbor. Not only is this in the very early stages but the proposal seems to be a pie-in-the-sky plan that probably isn’t a great fit for Western New York.

There are plenty of bits and pieces about this idea that will hopefully become part of an actual new build, but as a project without much backing – and one the Russ Brandon said won’t happen – it is just a pretty picture for now.

To recap the details from The Buffalo News article: The 72,000 seat stadium would be the centerpiece of a $1.4 billion project that would have the stadium serve as a convention center along with a hotel, retail and parking for somewhere in the neighborhood of 5,000 cars. That was billion, with a B.

Considering the scope of the project, it doesn’t seem all that bad. It puts the stadium downtown along the water, something that fans have been clamoring for a while. In addition, it provides a brand-new home for a team that has been rumored to have one foot out the door due to a number of circumstances – namely their aging relic of a stadium.

However, a 72,000 seat stadium is actually on the high-end of capacities when compared to a number of stadiums around the league and the price tag would most certainly require PSLs and significantly higher tickets costs. The latter two points being widely panned as deal breakers for a financially limited region. Of course, any sort of investment in a new stadium is far more attractive and beneficial (long-term) than wasting another $200 million on upgrades to the Ralph. Continue reading
